Kitengela is 30Km south of Kenya’s capital city in Kajiado county. It began as a home of wildlife and later as a group ranch in the 60s. In the 80s people started settling in Kitengela and that triggered the development journey of this town. Over the years, the town has rapidly been expanding with residential houses resulting in a driving deal for real estate.

The reason why Kitengela is driving the deal.

  • It is a developed metropolitan area and thus, there is ample room for everyone including foreigners. Yeah, I know we have so many upcoming metropolitan towns in Kenya but they are nothing like Kitengela for it has been through a long term growth phase.
  • There are major local companies, for instance; Bamburi Cement, and Savanna which are creating employment opportunities. So where else can the managers and casual staff get residential houses if not here in Kitengela?

  • Kitengela is also a vibrant area because of the good number of private schools like Kitengela International school, hospitals like Aga-khan. There are also flower plantations like Isinya roses and Saitoti farm flowers. These as well call for housing by the students and staff.
  • Luxurious hotels and recreation centers like; Gray Oak hotel, Galaxy resort, and Kitengela Conservation area have attracted people to the town. Some end up liking the place and a visit turns out to be a settling plan in Kitengela.
  • Lastly, Kitengela has made it easy to not only move in but also build houses and settle in it. This is possible by the availability of building materials like iron sheets, cement, and gypsum from the local companies.

Shortfalls for Kitengela.

  • Traffic. Commuting from Kitengela to the city is strenuous for the residents because of jam. The government even made attempts to discourage the driving of own cars to the city. It also proposed to have a modern railway station in Kitengela to ease commuting.
  • The area has black cotton soil. This is discouraging since the soil cannot support agriculture and it makes it impossible to drill good drainage and water system.
  • Kitengela lacks integrated sewage and piped water systems. The estate has so much grown that it cannot sustain all residentials with essential piped water.
  • The poor state of estate roads in Kitengela is devastating. Am I the only one that has taken interest in the commonly used Kenyan phrase ”kITENGELA NA VUMBI NI KIMOJA !” Lol, that simply explains the state of the road in the place. To translate, it means that Kitengela is damn dusty. Let’s cross fingers and pray that as the Uhuru-Ruto government makes infrastructural development, our economically potential town is not left behind.

In a nutshell.

Kitengela was once shunned and regarded as too rural just like Kenyatta road estate as captured in our previous blog but it is growing rapidly and has lucrative land and housing deals despite its shortcomings.

This is super positive but truth be told, the prices getting tagged on land and houses in Kitengela are not realistic. For instate, how realistic is it to have 3 bedroom houses being rented for sh.20,000 whereas the same size is getting sold at 6M in the same location.

The counteroffer: negotiating real estate deals

These prices are nothing but speculated figures that are intended to exploit potential buyers that are craving to settle in the area. In simpler terms, the high costs aren’t equivalent to the value of land and houses taking into consideration the shortcomings of Kitengela. Frankly speaking, the town’s value has been overestimated.

THE FUTURE FOR KITENGELA HOUSES AND PROPERTY DEVELOPMENT.

The future for this fast-growing town seems to be bright. It just calls for proper planning and this town shall be an explosive economic and a hub for the real estate sector.
