Why Developers are Targetting Thika Road for Real Estate

Whether it’s for building malls or homes, developers have been piling up in Thika road. This can be championed by the completion of the Thika Superhighway which opened the area for more development.

Additionally, with malls like TRM, Garden City and Juja City Mall, more developers have grabbed the opportunity to establish residential estates.

A few years back before the road had been revamped, the most known town was Thika. The other towns such as Juja and Ruiru were closed off. Skipping to currently, the superhighway and eastern bypass have opened up these towns to more developments.

Moreover, the land has appreciated to a higher value benefitting those who have land way before most Kenyans were aware of the area. In the past decade, realtors were more focused on posh neighbourhoods such as along Ngong road or Mombasa road. Thika road was a bystander. However, now it’s among the great real estate hotbeds like Ngong road.

Emergence of Malls

The topic of Thika Superhighway and the Eastern Bypass being the opening channel to opening the area. The increase in major malls has also lured other developers. Although, this was influenced by the increase of residents along Thika road after completion of the highways.

However, when TRM was opened in 2013, it encouraged more people to move around the mall. Roysambu, Kasarani and Zimmerman even Kahawa was influxed by residents.

Presence of Prestigious Schools

Kenyatta University, JKUAT are some of the institutions that have lured developers especially those in residential building. These institutions have a lot of students who need a place to live in. Hence, developers are running for this opportunity.

Moreover, some developers focus on the commercial part of the real estate. For example, students need a place to eat, shopping centres or even clinics. This offers an opportunity for developers to establish commercial buildings for people who want to start-up businesses.
