Why Kenyans are opting to buy homes outside Cities

Major cities such as Nairobi, Mombasa and Kisumu are witnessing a rise in the price of property. This is because of the huge competition in Kenyans looking for jobs that pay well. This has put a strain on the real estate market in these cities, in that, new construction is not able to keep up with the demand due to a lack of available land.

The lack of land has lead to overcrowding of buildings and people. However, after the Thika Superhighway was completed back in 2009, it has become affordable for people to look for housing in the estates along Thika Road.  Therefore, more Kenyans are leaving the overcrowded estates.

Cheaper prices

Kenyans are opting to move to further towns such as Juja, Kiambu, Thika and Kitengela where land is affordable. Hence this means that land in these areas is becoming pricier. Although the prices are on a fair scale compared to city land or homes.

Remember when Mombasa road was improved, it opened up Athi River and Kitengela leading to it being a major attraction for developers and residents. Unfortunately, the hype is somewhat diminishing as the Thika road is soaring higher.

Better Roads

Moreover, the improvement of major highways has been a huge contributor to this change. Kenyans feel the ease of quicker transportation which allows them to get to their jobs faster. Therefore, most people feel it’s unnecessary to struggle in the city while other options are better.

As homebuyers stream to buy land or homes outside cities, commercial developers are lining up to build in them. Hence, it isn’t a loss for the real estate industry. Kenyans are beginning to appreciate the quiet serene environment of places like Kiambu, Juja and even Ngong away from the concrete jungle.

Despite this huge shift, some Kenyans are tied to the cities. Most of us live for the thrill of urban life and would prefer living around the city environs. But most move to the suburbs when they feel its time to have a family or going through changes.

This trend shouldn’t discourage you from buying near the city if that is where your heart is. However, we recommend you to buy land and houses before the prices hike even higher.
